Employment/Income Documentation:

  • Pay Stubs: Covering a 30-day period, these provide a snapshot of your regular income.
  • Tax Returns (2 Years): Include all pages and schedules; your loan officer will advise if these are necessary.
  • Awards Letter: If you have fixed income sources like VA Benefits, SSI, or Retirement, provide the most recent Awards letter.

Asset Verification:

  • Bank and Investment Statements: The two most recent statements, including all pages (even blank ones), are crucial. Clear documentation of your assets is essential for your application.

Miscellaneous Details:

  • Divorce Decree: Include all pages of the final signed Divorce Decree if applicable.
  • Child Support: If paying child support, provide all pages of the final divorce decree or the most recent Court Order indicating the current payment amount.
  • Military Personnel: Active duty? Include PCS orders if applicable. For veterans, provide DD214 and Form 4 if using VA financing. If active duty, a Statement of Service is necessary.
  • Identification and IRS Authorization: A copy of your unexpired driver’s license and green card (if applicable) is needed. Sign and complete IRS Form 4506T, ensuring your details match IRS filed returns.
  • Borrowers Authorization: Your signed authorization allows the lender to access your credit report.
  • Insurance Details: Provide the name and phone number of your chosen insurance agent for Homeowner’s Insurance.
  • Clarifications: If there are recent bank overdrafts, bankruptcy, foreclosure, short-sale, gifted funds, or unpaid judgments in your history, discuss these with your loan officer for guidance.
