Steps to Selling Your Home Successfully: Marketing Plan and Tips

Selling a home can be a challenging and overwhelming process, but with a solid marketing plan and some tips, you can increase your chances of success. Here are some key steps to consider:

Marketing Plan:

  1. Pricing Strategy: Price your home competitively based on market trends and comparable properties in the area.

  2. For Sale Sign: Place a prominent for sale sign in your front yard to catch the attention of potential buyers.

  3. Listing Sign Riders: Use text message riders on the sign to provide interested buyers with quick and easy access to the listing.

  4. MLS Listing: Work with a real estate agent to list your property on the Multiple Listing Service (MLS), where it can be seen by other agents and potential buyers.

  5. Professional Pictures: Have professional photos taken of your home to showcase it in the best possible light.

  6. Social Media: Use social media platforms to promote your listing and reach a wider audience.

Be prepared for potential buyers to view your home with these showing options:

  1. GO! (immediate showing)
  2. 30-minute notice showing
  3. 1-hour notice showing

Tips for Showing Your Home:

  1. Clean and De-clutter: Make sure every room in your home is clean and clutter-free, so buyers can easily envision themselves living there.

  2. Turn on All Lights: Open all drapes, shades, and blinds to let in natural light, and turn on all lights to create a welcoming atmosphere.

  3. Turn off TV/Radio: Turn off any distracting noise, like the TV or radio, to eliminate distractions and allow buyers to focus on your home.

  4. Take Pets for a Walk: If you have pets, take them out of the house during showings to reduce any distractions or discomfort for potential buyers.

  5. Maintain a Low Profile: During showings, avoid being present as buyers may feel more comfortable exploring your home without feeling watched.

  6. Clean Closets and Entrances: Clean and organize closets and repair any damaged entrances to create a good first impression.

  7. Organize Attic and Garage: Keep attics and garages organized, so buyers can see the full potential of the available storage space.

  8. Be Flexible: Be flexible and ready to show your home at a moment’s notice, as interested buyers may want to view your home on short notice.

When an Offer is Made:

  1. Present All Offers: Review and present all offers to determine which offer best meets your needs.

  2. Evaluate Buyer’s Qualification: Work with your real estate agent to evaluate the buyer’s qualifications, including financial capability.

  3. Deliver Contract: Provide the buyer with the contract to sign and agree on the sale price and other terms.

Option Check and List of Repairs:

  1. Pick up at Title Company: Arrange to pick up the option check at the title company, or have it mailed to you.

  2. Provide Copy of Receipts: Provide a copy of receipts for any repairs that were made to your home.

By following these steps and tips, you can increase your chances of a successful home sale.

Thank you and we look forward to working with you
